  • The reasonable belief that an unauthorised person may have a duplicated key, cardkey or remote control

  • Prevent accidents, bodily injury, loss or damage
  • Keep the insured property safe, and ensure that every item is taken care of and looked after according to its value
  • Maintain the insured property in good condition and repair when necessary
An example of negligence would involve keys left hanging on a rack inside a home located near to the entrance and the door or gate is left open for any intruder to access the keys, or hanging the keys in a garage door whilst the garage door is left open, encouraging theft.

Managing director of MUA Insurance Acceptances Christelle Fourie said ”Most home owner insurance policies will only cover damage caused by unforeseen events and regard home maintenance as the responsibility of the homeowner, thus any claims determined as a result of poor maintenance or neglect are most likely to be rejected.”
 
She said a recent FNB Home Loans survey found that only 41. 5 percent of home owners in South Africa actively maintain their homes, a sharp decline from the 79.5 percent recorded in 2004.
